Data Policy

To operate the Industrix platform effectively, we collect specific categories of data from landlords, tenants, and brokers. This data is essential for matching spaces with qualified operators and providing accurate market intelligence.

• Property Data: Addresses, square footage, clear height, power specifications, asking rents, lease types, and listing status.
• Tenant Passport Data: Business names, entity types, years in operation, trade/contractor licenses, intended use types, and space requirements.
• Transaction Data: Closed lease rates, time-on-market metrics, and lease duration (collected from platform activity and public records).
• Platform Usage Data: Search queries, listing views, saved properties, and inquiry volume.

Property data is the foundation of the Industrix platform. We use this data to:

• Display Listings: Make your vacant spaces visible to qualified tenants actively searching in your corridor.
• Generate Rent Comps: Aggregate asking rents and closed transaction data to provide accurate, submarket-level rent comparables for landlords and brokers.
• Calculate Market Metrics: Determine vacancy rates, average days on market, and rent growth trends across the Inland Northwest.

When generating rent comps and market reports, transaction data is aggregated and anonymized. We do not disclose the specific negotiated terms of individual private leases unless that information is already a matter of public record.

The Tenant Passport system is designed to protect landlords from unqualified inquiries while streamlining the search process for operators.

• Pre-Qualification: We use business and license data to verify the legitimacy of operators before they can submit inquiries.
• Direct Connection: When a tenant inquires about a space, their Tenant Passport data (business type, requirements, contact info) is shared only with the landlord or broker representing that specific property.
• Demand Signals: We aggregate tenant search behavior (e.g., "3-Phase Power in Post Falls") to provide landlords with reports on unmet market demand. This data is fully anonymized.

You retain ownership of the data you provide to Industrix. By listing a property or creating a Tenant Passport, you grant Industrix a license to display that information on the platform and use it in aggregated market reporting.

• Landlords: You control your listings. You can edit, hide, or remove a listing at any time. When a listing is removed, the property details will no longer be visible to tenants, but the historical asking rent may be retained for aggregated market data.
• Tenants: You control your Tenant Passport. You can update your business information or delete your account at any time.

We treat your data with the highest level of security. Our platform infrastructure is built on enterprise-grade technology:

• Secure Storage: All user and property data is stored in encrypted databases hosted by Supabase.
• Authentication: We use industry-standard secure authentication protocols to protect your account access.
• Payment Security: All payment processing is handled by Stripe. Industrix does not store or process full credit card numbers on our servers.
